Terms & Conditions For Letting out Space
Procedure for Renting Space:
Upon confirmation, a signed Lease Agreement (in person), one month’s advance rent with applicable GST/Tax (also referred to as the “Total Rent”) and the Security Deposit. The Security deposit is refundable at the end of the lease term and requires a 30-day notice in writing. It is equivalent to three months of the Total Rent. Taxes are subject as per law, currently at 18%. Security Deposit will not be allowed to be adjusted in the advance monthly rental.
Please note:
Payment Process:
We encourage 10 Post Dated Cheques and 1 current date cheque for advance monthly rental, and current date cheque of Security Deposit. You may also make monthly payments before the 6th of every month by any other banking mode. In that case, the post dated cheque for that month will stand cancelled and returned to you.
Note: No reminder or notice shall be required for payment of advance monthly rental.
Documentation:
- Two current colour photographs and one ID proof (International passport, Driving License, Aadhar card or Voter ID) and PAN card for both the primary and nominated Tenant.
- One reference of any relative/friend/ with their name, address and phone number.
- Photo ID is required to access our storage facility at all times.
Duration of Storage Space:
You can store all your valuables for as short as a month, to as long as you want.
Privacy:
You will be granted privacy while accessing your Storage room and Utility Locker. This will be your own private space that is owned and solely operated by you. You will have one key of your locker, which can be accessed by you or your nominee, as per your convenience. A maximum of 10 accesses are included per month. A surcharge may apply for additional access.
Privacy for Box Storage:
We will grant access to your boxes in a semi-private room. Prior appointment is necessary (minimum 48 hours) to arrange for keys. Removal of the content from a particular box is permitted. Addition of non-listed items is strictly not allowed.
Access and Hours of Operation:
We offer extended hours and ten accesses, by appointment only, per month and unused accesses can be accumulated. We are open six days a week, from 10:30 am to 10:00 pm (except Sunday’s & National Holidays). If further accesses are required, including after hours, we can surely make the necessary arrangements for you. A surcharge of Rs. 500/- plus GST may apply.
What we do NOT Store:
We do not store animals, flammables, perishable goods, car batteries, chemicals, LP gas cylinders, etc.
Nominee Policy:
Only one Nominee is allowed. You will be requested to sign the Nomination Form at our facility, in the presence of the nominated person, with appropriate documentation of the nominee as stated above.
Security Parameters:
We maintain a strict security check of your rental space. CCTV Cameras are installed through-out our premises with 24X7 monitoring.
Additional Features:
To ensure the safety and upkeep of your valuables, Pest Control is conducted every month at all our premises and surrounding areas. Storage of perishable and flammable goods is strictly not allowed. We store your belongings on plastic pallets for their proper airing.
Termination:
One month’s notice is required (30 days), in writing, to terminate the lease agreement from the primary tenant. All keys have to be returned at the end of the contract period.
Feedback:
We welcome your suggestions for further improvements.
- Bookings are subject to “First come First Serve basis. If you are interested, request you to make the booking in advance.
- For booking, the authorized person has to deposit token money, i.e., full payment of the first installment. Then only we will book the unit.
Cancellation of Booking:
One-month rental is chargeable as a penalty on the cancellation of the booking.
Moving Inventory into Storage Unit:
A signed lease agreement and full payment of the first installation are required to move into our self-storage facility.
TERMS AND CONDITIONS MENTIONED IN LEASE DEED SHALL BE ADHERED STRICTLY.
